The property comprises a detached bungalow in a secluded and private garden. In addition there is a lower garden area in front of the property which has not been developed into a garden, although it contains a number of mature trees and shrubs. This was originally a separate building plot which was purchased and joined to the property with the villa on it. However, it could be separated again and sold as an individual building plot. The total area of the property within the boundary is approximately 1,286sq.m.

The property is situated on the hillside of Cap Monte Feliz, in Javea in an area of small private developments above the Tosalet development. The road up to the property is a turn-off from the road from Javea to Cap De La Nau, and this road is metalled.

Javea town is 15 minutes drive away. However, the beautiful Arenal beach, a popular destination for families is a mere 5 minutes away by car, where there is a selection of delightful restaurants and small beach shops. There is a local mini-mart within 100m of Tosalet sign post at the turn-off into the road, tennis courts nearby and there is a branch of Barclays bank within a few minutes drive of the house. The area is also well served for refuse collection.

The villa is a bungalow of 1960s construction and is accessed from the metalled road, down its own private driveway. The driveway is approximately 28m. in length and there is a garage at the end of it which is link detached to the villa. The total floor area of the villa (excluding the garage) is approximately 124sq.m. The villa is located in a mature well stocked garden, and benefits from having an outdoor swimming pool in good condition within the garden. The pool and most of the garden are in a sunny aspect for much of the day, and the border planting provides a calm and secluded atmosphere. The exterior dimensions of the pool are 11m. x 6m., and the pool pump machinery is contained in a pump house at the end of the pool. There are five external patio areas within the garden. There is a small storage shed just above the pool and below the balcony.

Access into the garage is through lockable double metal gates at the front. The interior of the garage measures approximately 6.3m. long by 4.5m. wide at the front - tapering to 2.8m. at the rear of the garage. The side walls of the garage are partly constructed of railings above rendered brickwork, and the roof is laid with sheets of thick reinforced plastic. There is an open passageway between the garage and the house which is secured by a lockable metal gate at either end.

The villa is constructed in a typical modern Spanish style with the exterior of the walls rendered and painted white, and the roof being laid with curved Spanish tiles. The property has been fitted with security shutters over the windows and metal gates in front of the front and rear doors into the villa.

The villa has access to mains water and electricity. The gas is supplied by separate gas cylinders for cooking and water heating – these are installed on the exterior of the villa. Drainage is into a septic tank.

The villa is accessed through the front door which leads into the kitchen. A short flight of steps from the driveway leads down to the metal gate at the end of the passageway, in which the front door is located.


The front door opens into the kitchen. The kitchen measures approximately 2.6m. x 3.7m. The kitchen floor is tiled and the walls part tiled. It has a number of kitchen units fitted with stone work tops, plus other cupboards. The kitchen has an electric oven with a gas hob, and currently contains two refrigerators. The kitchen window is located above the sink and looks out onto one of the garden patio areas most used for dining outside.

There is a door from the kitchen into the compact hallway. This measures approximately 4.2m. long by 1.7m. across. The width of the hallway reduces to approximately 1m. at a point approximately 2.3m from the kitchen door. The hallway floor is tiled.

There is a hatch in the roof of the hallway which gives access to a small roof space. (Care must be taken when opening the hatch – which is heavy and opens downwards – to prevent accidents. When opening, the hatch must be supported and not allowed to drop freely.)

There is a storage cupboard within the wall structure of the hallway. There are doors from the hallway which lead to:

-the lounge
-the bathroom
-the 1st bedroom
-the 2nd bedroom
-the kitchen

The bathroom measures approximately 2.75m. x 1.95m. It contains a window which looks out into the passageway between the villa and garage. The window is fitted with security shutters and metal bars for security. The walls and floor are tiled. The bathroom contains a grey coloured bathroom suite, comprising basin, toilet and bath. The bath has a flexible shower attachment over it and shower curtains.

The lounge measures approximately 6.0m. x 4.5m. The floor is tiled and the walls are papered. There is a chimney with a wood burning stove fitted. There are electrical connections for television. The lounge has a light and airy feel to it due to the large window and glass panelled doors which lead to the patio. There is also another large window which faces South and overlooks part of the garden.

1st Bedroom
This twin bedroom is accessed from the hallway. There is also a sliding door which gives access to the shower bathroom and toilet. The bedroom window looks out into the patio dining room, but still allows plenty of natural light due to that room having windows on all sides. The floor is tiled and the walls are papered. The room measures approximately 3.5m. x 4.5m. (although this 4.5m. is partially reduced to 3.9m. by fitted wardrobes).

2nd Bedroom
This twin bedroom is accessed from the hallway and also the 3rd bedroom. It measures approximately 3.5m x 3.7m. The room floor is tiled and the walls painted. The fitted wardrobes are excluded from these dimensions.

3rd Bedroom
This single bedroom is accessed from the 2nd bedroom and also contains the rear exterior door to the property. This room has direct access to the shower bathroom. It measures approximately 3.7m in length and 3.5m across, tapering to 2.5m across along the wall of the shower bathroom.

Shower Room & Toilet
Combined, the length is approximately 4.5m and the width tapers from approximately 2.5m to 1m across (behind the toilet). It contains a shower and basin unit with the white toilet in a separate annex at the end. The shower-room walls and floor are tiled as are those of the toilet. The shower-room has a white washbasin set into a stone top on a storage unit. There is a wall mounted electric heater over the door.

Patio Lounge
The room measures approximately 6.0m. x 2.9m. The floor is stone and the rear wall rendered and painted. The other walls are glass windows, the exterior windows being double glazed units. These units open to give access to the balcony. The external door from this room gives access to a walkway that runs alongside the house and leads to steps going down to the lower patios and swimming pool. The room windows provide a very light and open aspect with views of the garden and the surrounding hill side. A view of the sea is available from the balcony.

Patio Dining Room
The room measures approximately 3.5m. x 2.9m. The floor is stone and the rear wall rendered and painted with the 1st bedroom window in it. The other walls are largely glass windows over rendered brick, and give a very light and airy feel to the room, with views over the surrounding hillside.
